This property was originally a fixer-upper that I finally brought to a point where it is in good condition, has good tenants and good, predictable cash-flow.

I let them know, yes proceed on T&M not to exceed the original number and do not do any work above that number.Week later contractor finds an issue and says "hey, we have another issue and we can take care of it for $500, As it stands I believe I am going to come in under my estimated total." - So we authorize the work.Contractor submits the quote yesterday for $8k and is threatening me about it. 

The wholesaler maybe has it on a daisy chain so is trying to get his fee outside because he isn't on the original assignment contract?

In this case the original owner, the wholesaler and myself all knew what was going on, so there was no deception involved.

If you’re running a MTR more like a STR, then you can decide to charge the full boat as agreed or, if you desire (possibly to obtain a good review) find a substitute renter for the period in question and credit the original renter.If, like me you operate a MTR more like a LTR just for a shorter period of time, you probably use a specific rental form provided by either the state real estate commission of the local NAR affiliate.  

Property is 2100sqft and needs a ton of rehab since everything inside is in good condition however everything original from 1950.
