I opted for added a $200 non-refundable deposit. 

Property LLC is owned by Holding LLCHolding LLC is owned by Jane Doe.If you were shutting down the LLC and wanted to just put the property in the name of Jane Doe who owns the holding company who owns the LLC.Do you actually need to transfer monies back and forth or would this be done by a journal entry as a non cash distribution?

Active syndicators are frequently quoted in news articles or have entire articles written about them in trade and mainstream publications.

We invest in non performing loans and do some private lending as well.

I would give them their non-renewal notice as soon as I possible.

Absolutely no screening activity involved whatsoever other than these non-fair housing related mentions. 

One that I'm getting close (hopefully) to the end of, was a flip that was a public nuisance property with two lots on either side full of junk (like 10 dumpsters worth..)There was great opportunity with the house, but we bought the other lots as well and cleaned them up (as no one would ever buy the house with those lots filled with junk). 

Unfortunately with those numbers it's tough to find a non-bank lender/financial institution that will lend.Usually loan minimums are $50K and the up to 75% LTV on purchase-money/70% LTV on cash-out refinancing, which basically means you need up 25-30% depending on the type of financing. 

Switzerland does impose some restrictions on foreign and non-residents buying property but you can still buy and several members of my family actually own property there.
