Now of course, you can make both work here in Memphis, but you've got to be " all-in " in a sense to really build a good multifamily portfolio. 

However, if you're a W2 high income earner or business owner, I can't imagine it makes any sense to flip houses, mail mass post cards, wholesale, or build lead gen websites with the value of your time being better spent other places (such as learning about real estate and increasing your income through proven means), such as at your 9-5pm or growing your business, and your real estate is a long term process and you don't need "home run" deals to qualify or make it work.

As investors (buying a home to live in or to house a business we own is DIFFERENT), 90% of sellers will NOT (at least at the present time) accept an offer that makes sense for the investor.  

I was there and we had to work HARD to find deals that made sense.

Plus, house hacking with a VA loan’s benefits (no down payment, low interest) is a no-brainer.After a year, transitioning into BRRRR with single-family homes makes sense, especially since you’re working on your real estate license—it’ll sharpen your skills and help you spot opportunities.

It may not make sense for you, but I strongly believe it's an option worth considering (I've invested here for many years before becoming an agent here).

My opinion only 2 cases make sense for the seller 1) they have few options and this presents the best means to get out if a bad situation.  

Confirm that the warranty applies to the type of property you own and consider whether the annual cost and service call fees make sense compared to just handling repairs yourself or using your own trusted contractors.

Biggest struggle is finding deals that make sense where the numbers work and in locations that would work for STR.
