I just have this fear of letting go of a property.The 2nd option is to refinance the same property for the needed cash.

From 2022 to 2023 the message was fear of recession, the housing market is crashing, interest rates are too high and buyers aren't buying...etc. 

As a former flipper, my advice is to never bend your numbers because of the fear of missing out.

I didn't let fear stop me from going this route, I'm sure not about to let fear stop me from continuing this course!

It will take 1200 a month from me to live there too and then it will cashflow +3-400 a month once I move out , rent the other side and move back home . so its not appreciation I'm counting on to save me just the fear i can get it rented to a tenant for a year plus is whats got me scared haha.

Interest only you will be paying points upfront as every lender has fear you will early pay them off, and once you calculate those points even over 60 months the rate is higher.You are looking to shave off costs to make it cash flow?

The fact that they are pushing you to decide by tonight shows their fear of having you find out whatever extra problem is present.

And fear of HOA increases makes it a no brainer for me.
