In a matter of 1.5 years... my parents bought a duplex from wholesalers, we accumulated an airbnb from wholesaler, finished first fix n flip from off market seller, and now wholesaling a couple deals my self.

Fix n flips and new construction where your intent is primarily to resell do not qualify for 1031 treatment.There is no statutory holding period although most folks feel that anything more than a year is perfectly fine.

You will also want to make sure its n part time income since you need (2) full years of that to qualify.You can always refinance or purchase an investment home and do not have to have a job or employment, if you use a DSCR loan.
