If you're likable and keep showing up it shows the motivation. 

Ask them about the condition of the home, whats motivating them to make the move, etc.

What about asking if the seller is motivated/interested to sell?

.- In general, I see politics playing a rapidly increasing role and impact as stimulus and assorted actions have exceptional high probability of occurring induced from political motives, riding backs of legitimate economic standings, but amplified in there deployment via political motives.  

For example, if your lease expires 12/31 how many people are actually going to be motivated enough to move after the holiday season and in the midst of winter?

By reading the article makes sense also I can understand the motivation of the article as it was in 2021 when things were crazy.

Your criteria look good for finding properties with solid equity and motivated sellers.

None of them were motivated sellers at all.

Owner is motivated to sell and says expenses are $2300/month (includes lease rent 1700+600 in electricity/gas water included in rent).
