Ie AC&Furnane is 10 yrs old so it has 10-15 yrs left.

I've been licensed going on 6 yrs now, and I wish I would have known the knowledge of wholesaling back then because I wouldn't have ever gotten the license.

The loan won't be amortized over 6 month, it'll probably be something like 20-30 yr interest only balloon payment at 6 month. 400k @ 12% over 12 mo is like 36k mo400k at 20 yrs, something like 4,400 interest only and then balloon of 400k due at end of that 6 mo.

With all things equal the typical break-even point is 2-3 yrs in these areas.

Tenant is around 27 yrs old and will be having his mom co-sign.Thanks in advance for your help.Best,Matt

For example, my house still shows no fence and a trampoline in the backyard but I got the yard fenced 3 yrs ago. 

I have been the handyman for almost 20 yrs for a property manager in Maryland, got lots of tales of what I've seen, even 249 nail holes in one townhouse and fixed them all at the tenants expense.  

Roof and furnace about 10 yrs old.It's on the edge (yet inside) of an older, established 'A' neighborhood.  1940-60 builds but well maintained.
