Our two story more family homes started at 500k and have ended up at 675k to 725k.. with our original nets at 100k ( was the goal) to now we are 100k to 150k NET NET NET on those.. we have 17 more to deliver and 11 are presold at those high numbers and so if I can keep lumber where i need it we should have a very nice last year of the project.

On the flip side, if you've got a bunch of Section 8 tenants living in a building that's in a neighborhood where a lot of the tenant base has good jobs, high credit scores, and are generally reliable people, you've got the most risky tenants in that tenant base and that ain't what ya want.

all materials, all labor costs to others, Not you, utilities, interest payments, permits, licenses, auto/truck expenses, tools needed are all deductable.

@JD Martin agree 10,000%What I am surprised about is I had a call with someone in Austin today and in sw Florida and they both said things are awful and prices are dropping at high rates - curious don't hear as much chatter here about that as it could be an opportunity

As one might expect, there is a real tool here but it's more for niche problems than for widespread use.
