Just a heads-up, land itself isn’t depreciable, but the building on it is.

The apartments a very few and even when you look for hidden markets of inventory by the time you turn your head from side to side it is gone.

And most are all cash deals.Jonathan you hit the nail in the head!  

Help me get this concept clear in my head, should I BRRRR and build a portfolio of 30 homes or build these one at a time as my other sources of income allow.

some of the charges are driving with a suspended license criminal littering/ pollution on private property no mandatory insurance unsafe lane changecriminal trespassing...showed bonded out and later dismissed disorderly conduct...later dismissed driving with no head lanps

I get some flack on it from time to time.if you head out, you will lose those bookings.

A potential trap people may fall into is that they will borrow to source a down payment, therefore ensure you check existing debts and cash flow carefully otherwise you might be in over your head.

Also looking for ways to finance these ideas that I have in my head that do not let me sleep at night!
