The dog crap part didn’t make a difference to me as the unit is covered in tile floors and I plan on kicking everyone out so I can hand pick my renters.

Visual/External improvement need to happen right away to increase the appeal of the property and attract higher quality renters: Landscaping, Power/pressure washing the exterior.

We have also been paid by Chase QuickPay (receiver does not need a Chase account), and I'm sure many other big banks out there have similar programs to send money to external clients.

A bank pays me $50 to do an external BPO and $100 to do an internal BPO (Internal meaning I enter the property, External I just view it from street).I gladly pull comps for free for someone I have an existing relationship with, but why would I do that for a total stranger that is not going to do any sort of business with me?

@Darren Budahn of course I am the exception.. and to be fair I will only do this with a very hand picked group of folks like I have been doing for years.. this is the first time I have advertised for it ever.. however I have capacity to expand so I thought I would offer it on BP.my comments were general in nature.. there are always going to be private folks and exceptions..
