I don't go with cheapo insurance.. especially in the mid west or areas prone to weather   HAIL WIND etc.. trying to collect on those policies is not worth the 100 or 200 a year you save.. 

Taxs need to be fully understood and soil conditions. and make sure you have great wind insurance as wind and hail damage is real there.

Dallas gets hail damage every few years, Houston gets a hurricane blowing through, and El Paso just gets hot. 

A few shingles replaced (tree limbs) and a insurance replaced roof after hail 5 years later.

@John-David Hails it depends on what you mean by "analyze".

Think of it as a Hail Mary last ditch effort . 

WE had a massive hail storm in the town nearby that set all the roofers back months and rain for weeks on end made set my stucco guy back just as much.  

That'll have an impact on rental properties as far as wind and hail damage to the roof.

The only thing that could really be a bite would be a roof or HVAC claim, which is a real possibility because of all the hail and extreme whether here in N-Tex. 

The background check services are nationwide and have the ability to vet anyone anywhere, so if there's an eviction or a bankruptcy or a 300 credit score or a felony rape conviction, that information should available no matter where the applicant hails from.If you can get all that info, and as necessary charge an extra application fee, what do you care if he's from next door or from Mars?
