Yea thats what i have found out. but i have a hard time scaling since im not able to cash flow. it becomes difficult to keep adding more properties when you have to cover the gap in rent vs mortgage.

For cash flow, I'd point you in a C grade area. 

As you narrow down your REI type, try to do the broad review approach to see if you have the resources to do that type or scale.  

This property will be the first of many, and we hope to continue scaling in Cincinnati over the next few years.To start out, our plan is to buy and hold a cashflowing 2-4 unit property using a DSCR loan.

If you want to scale up I would 1031.

Bonnie,  I'm currently trying to see how I can scale more with real estate without having to put a big chunk of cash and house hacking was something that sounded interesting. 

After scoping we discovered that I do have a cleanout in the middle of their property that they buried when they graded the lot in 2010. 

He enjoys the cash flow, has a good tenant screening process, and is OK with the tenant headaches that are going to occur.I would put it higher on the reward side of the profile, but it also is a higher amount of work and harder to scale endeavor.
