I like the fact the Little Rock is the capital of Arkansas and there's a couple military bases that are north of town so there's tons of government jobs.

I hope that helps with the basic differences of the two.This does depend on the loan type and the state laws that govern the transaction.  

HUD doesn't have the ability to implement rent control anywhere other than government owned or specific government financed housing.

I also wanted to see if anyone had any experience with getting government grants to build affordable rent homes?

Our government has laws restricting lenders from closing loans that are small loan and high cost so many will not touch these even if investor.

This is what government should do.

This was due to desirability, affordability, limited supply due to geography and laws protecting open space coupled with very high demand due to net in-migration of high-earners/wealthy people, and perhaps most importantly a diverse job market in recession-proof sectors like education, government, defense, healthcare, etc. not just tech, energy or manufacturing that can be boom/bust. 

Borrowing from yourself is definitely cheaper than giving 15% to the government.

Us, as well as our clients ALL much prefer the security of receiving government guaranteed rent every month rather than unanswered phone calls from cash tenants who are refusing to pay for one reason or another.
