If they miss it, you may be able to file a title claim but suffice it to say, they are gonna put gasoline and barbed wire on the hoops they make you jump through to be successful in a title claim.

The same goes for gasoline.

Surrounding yourself with people who are actually doing what you want to do, finding mentors that want to help you for free and, yes, plain old trial and error are perhaps the most practical way to go.Probably the best thing for someone with $15k, is to buy a ton of books and cds related to business, success & real estate, some quality business cards, one nice suit and gasoline to drive to events.

Good afternoon everyone,I consider myself very much a rookie in the game of real estate investing and have lots to learn but as a canadian counterpart I sometimes find myself gawking at your home prices in the US. 

That plus a separate gasoline generator have gotten me through: fires, flooding, pool over flow, and power outages.
