I hadn't thought of that, and I wouldn't expect it, but it's a good point to note and perhaps worthy of adding a clause into the agreement/proposal regarding the investors' roles and abilities to influence decisions.

It is really hard to even get deals from your sphere of influence because there are several other licensees in that sphere.I have never hired anyone so I can't really offer you input there.

I think for CA investors that state is one to be cautious of you need appreciation in that state to make it worth investing there.. but I do realize the herd mentality and the states fiscal policies are very strong.. so if I lived in Texas I would certainly not go looking for properties in other states.

My thoughts on that are if my cash flow is great at 1500 to $2000 a month per unit And I have X amount of units and can buy a new unit every 20 months cash and increase my yearly income by 15000 on a 10 month Fiscal year what's the problem with that Versus maybe leveraging or cash out riefi and only make hundreds A few 100 a month or break even
