As others have said, better photos are always worth the investment and definitely a lower cost than major rennovations.Another thing that I noticed was that your reviews are low - if you can get those up you can be listed as a "guest favorite" on airbnb and that helps you get to the first page when people search for matching criteria, rather than being buried 5+ pages in.

You are asking about markets where you can Buy, Rehab, Rent out, Refinance, and Repeat (BRRRR Method) where you can buy 70% of After Repair Value and under $150,000 with good cashflow.This is my favorite strategy as well.There are several markets in Michigan where you can do this but the market I prefer is Lansing, MI.It is the State capitol, there is always a lot of economic development as a result which creates jobs and demand for housing which keeps rents up and appreciation steady.To Your Success!

There are many benefits with section 8 in order for the tenant to be placed in one of my properties they go through a process with the committee then when living in the property they need to abide by lease rules and keep the property in shape, if major damage is made or neglect to the property by the tenant they may losE their voucher from section 8, so it’s a very good idea to go this route and food for thought you always know your property is up to date safety wise and livable with annually inspections.

I personally just attend 1 to 3 auctions in my home state of SC.Personally, I attend as many auctions as I can :)I actually have my list of favorite states and counties, but with good organization and a detailed plan there are no limits if you operate online.
