Their are few, if any instances I can think of where a property owner would perceive that giving up the major portion of 10 years of appreciation on a $200,000 property for $5,000 cash while “tying up” said property for same time is advantageous.

I think the one DETACHED 2 bed 2 bath ADU that is being built off a converted garage + extension is perfectly OK and there is no question there.I think the grey area is around how you go about turning a 5 bed 3 bath existing living unit that is currently the downstairs of the main structure, into 2 2 bed 2 bath units, one of which is classified as a main unit and the other classified as a ATTACHED ADU.I have heard there are some rules disallowing converting existing living space into ADUs that may make this difficult.

I used to get irate when I would see or hear some of the things spewed by wholesalers but over the years my temper has calmed as I’ve come to realize the inaccuracies they spread are in most instances not malicious, they merely have such limited knowledge that they don’t know any better.
