In addition to the 7 federal classes, this state adds:Public Assistance (Sec. 8, welfare, SSI, TANF, etc), Sexual Orientation, Gender Identity and Expression (including transgender), Marital Status, Military or Veteran Status, Age (except 55+ communities) and AncestryYou can discriminate against non-protected classes, like illegal drug users - but if it has a disparate impact on a protected class, it still may be subject to challenge.If your unit is not de-leaded, you can still not refuse to rent to a family with kids under 6 years of age.

@Brittany Alexander one thing I would recommend for the first several months (at least) is to meet, or talk on the phone, with anybody who expresses interest.

They could have expressed interest however that could be 10 years out.On the idea of the government selling you the property - it is a possibility but I imagine the building would need to be demolished or totally renovated to make it usable for the general public.

The seller is willing to sell the house.But they need the approval of their lender to sell it for less than they owe the bank.Until the house is under contract, you can express your interest your interest and make your offer and the listing agent should pass it on to the seller.Hope it helps

Though there is an option with Cozy to pay for express payments which deposit faster.)- Cost (some services charge a nominal fee to process payments)- Ease with which payments can be reversed/chargedback by the tenant with some services (I’ve heard that this is fairly easy to do with some services, like PayPal)- Won’t work if your tenant doesn’t have a bank accountUltimately, I think the pros outweigh the cons and that electronic rent payments are a significant convenience for both the landlord and the tenant.
