A tenant who demands discovery could uncover the deductions against the account to substantiate the claim in addition to a host of other technical violations (if a long time has passed, chances are the account has changed location and the LL didn't notify the tenant in 30 days.)

So what is your rental criteria,is it listed or posted in your ad or in your office do you give that information to all prior to them filling out application.That's the first concern,, If an adverse discovery is made running the application so they wouldn't qualify per your criteria,, then you deny, in writing and no more verbal conversations with them and mail it out.
