That is why you have to   use them from a bank and they are one of the worst entities and liars on this earth. 

Few people exist on this earth in a vacuum - most have a mother, father, at least one friend, hell in the US there's even homeless shelters/battered women shelters/etc.

My ability to continue to get loans, is directly tied to these lease payments.How on Earth would I be expected to buy a new HVAC system when there is no money coming in?

IDK what your prepay is on the HUD deal, but if you just did the deal 1-4 years ago, might be best to wait till your massive prepay comes back down to earth so you don't get clobbered on the settlement statement. 

You can also get pretty close with overhead measurements from Google Earth, although math is required, and don't forget to subtract the garage, but ideally if you get to the point of making an offer you will have seen the house and/ or the owner will tell you how big it is.

My ultimate dream is to add a 3rd unit (ADU), garage to fit an Earth Roamer campervan (29ft x 8ft), a den/family room for the main unit, and a rooftop deck that can get up high enough to see the skyline/mountains (28ft) but zoning looks to be holding me back.

@Gerald Lano Google Earth and I think even Google maps allow you to drop pins and label them whatever you want.

I know it is hard to tell just by the internet info and Google earth.
