If he's offering to share any tips I'd recommend taking him up on the offer especially as he's in your area.I've gone to the RIREIG meeting in Warwick RI and also Black Diamond REI in southern Mass. and found both to be good meetings.

This doesn't not mean that you can't find a diamond in the rough once in a while.Also, with no money down you have zero equity in the property, which equal tremendous risk, especially if there was a decline in the house market, these people would find themselves underwater very quickly..This idea seems more like a "pipedream" to sucker in the inexperienced in to buy a course than actual reality.

It's not demanding physical labor but it is definitely hard work.It also requires a lot of persistence since it takes a lot of regular effort, over a decent amount of time (months) to find an actual deal, and to be able to sort through all the lumps of coal to find that diamond deal.It also requires emotional fortitude of a kind, because it can be crushing to think you have a deal only to have it fall through.
