Perhaps your physician or your dentist, That are looking for professionals ways to earn additional money lenders can be excellent for you on your fix and flip deals.

Poor dentists, LOL, they seem to be the holy grail for insurance agents.

But don't we all have "war stories" of bad auto mechanics, bad doctors, bad dentists, bad contractors, etc...? 

A good way to do this is to offer them a higher return than they invested for initially.Professional people such as doctors and dentists,or other skilled professionals have a tendency to invest in groups.

I have a son who is a dentist in Minden Nv, lives in Carson city, frankly I am considering a project in Queens NY, with a rehabber, with 10 years experience buying from court auctions, he can do 3 projects per year, and my son said (I live in CA) "why go all the way to NY, we could do a project right here near me" (Him), just to give you an idea of what we are trying to "match" in NY, he buys for about $350,000, rehabs for 100,000, sells for $600,000 in 4 months.

Rather than "hard money lender", think "my buddy who is a Dr." or dentist, lawyer, etc. - private money.  

If you wanted to be an doctor or dentist, then it would be a good idea. 

My dad worked for the fire department and mom was a dentist.

I like to call these "dentist-investors":).

Also, banks LOVE dentists and doctors, and a dentist that is also a minority is probably a bonus.
