When someone makes a claim that “a fact” isn’t accurate when it is with no basis to back it up, I’ll defend the logic.  

Far FAR too often person get all wound up hyper focusing on how to defend on tax payments, and they have diddly-squat for income to defend against.

You want the insurance company’s lawyers fighting the lawsuit to defend their million(s) of dollars not just paying out the lower limit and letting you pay the rest.

What that means is the seller will pay all liens of record at settlement to give you free and clear title at settlement, and depending on the type of warranty deed (special vs. general), that the seller will defend your title against certain (or all) claims after settlement. 

This would include architectural fees, new equipment, cost of protecting or defending your title to the property, or building improvements.

That's called a Public Defender.

One of the key aspects of insurance is you also want the insurance company to defend the lawsuit for you.
