I live in Austin and within 5 miles of downtown center you are looking at California pricing (hard to cash flow positive), lucky for me I have several duplexes bought before the price explosion.  

I do think there's a danger in becoming overly dependent on them (and I certainly am, at this point) but I find their value to me to be enormous.  

A lot of the investors here have properties in neighborhoods like Dutchtown and Gravois Park—these are the more dangerous areas of south city, where a very significant portion of the violent crimes take place—but they also offer sweeter deals.

To cover them on dangers & also tenants complaints if there is a leak, etc.

Any breed of dog can be allowed IF the tenant gets a rider on their renter's policy covering any "insurance classified dangerous breed". 

They may know whether the occupants of your rental, or their invitees, are dangerous.

The dangers of both options are obvious, and who knows when, or if, we will get back to the cap rates we have seen in the past.Just my perspective but I have maintained my minimum return requirements while exploring some additional options. 

I took it again at CTAR again several years after that with the intent of getting my license and the packaging company I run went through an explosive growth period requiring my time and attention.

The big issue I see is the explosion of out-of-state investors who are trolling the Indy market, trying to jump in. 

Any homeowner who is in danger of missing a payment (which you could argue as anyone who has a mortgage) is protected.
