I live in Austin and within 5 miles of downtown center you are looking at California pricing (hard to cash flow positive), lucky for me I have several duplexes bought before the price explosion.

I do think there's a danger in becoming overly dependent on them (and I certainly am, at this point) but I find their value to me to be enormous.

A lot of the investors here have properties in neighborhoods like Dutchtown and Gravois Park—these are the more dangerous areas of south city, where a very significant portion of the violent crimes take place—but they also offer sweeter deals.

Any breed of dog can be allowed IF the tenant gets a rider on their renter's policy covering any "insurance classified dangerous breed".
