You would have to put a small kitchen ( sink and undercounter refrigerator, microwave and counter top)  and a bathroom in it.

To put it in perspective, you are not going to put granite countertops in a $600 a month rental unit (maybe you will maybe you won't) because the cost doesn't justify the ROI.

, the countertops would be replaced (not as important but definitely needed), painted, cleaned, tub would be tackled and re-caulked, the garage door would be fixed, and that would all get done before the move in date.

If someone is collecting $1,000 a month on a consistent basis without enormous expenses then I am buying the house next door and throwing a granite countertop in and taking that tenant away.
