I have five houses in Memphis area, and the biggest problem has been finding a good property management company. 

He usually buys in C neighborhoods and has to do heavy rehab, but he's a construction guy that also runs his own property management company, so it's 2nd nature for him.

Also, be sure to notify your insurance company that while you are still living on the property, you also have tenants. 

But, the seller will never close a sale until the buyer releases that claim and withdraws the affidavit because a new buyer's title company will not issue a title policy and the new buyer's mortgage lender will not make a mortgage loan.Its not worth doing in this case but when real money is involved it is pretty effective.

Currently I own a large real estate company and still get some great value out being in his inner circle of real estate operators. 

You will be able to buy from that company just like any other company in Spain.

Anyone know of one?  State Farm just told me I have too many houses and have to move on. 

I also want to make sure w seller financing there is an online dashboard i can log in at escrow or title company to track the loan paydown and monthly payments like w any mortgage bank.. did not see that on forums.

A good attorney, RMLO, and servicing company play a big part of this. .
