The market is like a thrift shop, you have to comb through a lot of junk to find a deal that works big picture and with the numbers.

If you dig into the report with a fine tooth comb and can find reasons flaws in the appraiser's rational for either adjusting a comp they way they did or including it at all, you can submit those to the bank and see what they say.

There's likely more people combing through those areas, and you might have a better time in a somewhat slower area.The key, however, is to dive in and do it.

Try to get a copy of the lease agreement and comb through that for any information you can use to your advantage.
