Hi, We have five garnishments on evicted tenants in KCMO that our Lawyer is chasing, with very limited success. Has anyone else dealt with this problem? I'm almost tempted to turn them over to a debt collection agency...

I agree 250 MAP clients is a lot, even in a city the size of Pittsburg.

SB9 was state-wide, so it's up to cities to implement.

@Mike Grudzien @Tim Delaney do you guys think it'd be worth joining a credit union in the city I used to live just to get the rate even if I'm out of state now, will they still give a better rate? 

Many cities & counties ban them outright.

I plan to start my investing journey with an owner occupied multi-family in Albany or the surrounding cities.

To give you an idea of how we approach it, we assume the worst-case scenario right from the start is 9-12 months of no rent, $5,000 in legal fees, and an additional $5,000 in expenses to deal with moving their stuff, putting it in storage, and dealing with health code violations or NOV's from the city during the process. 

Does anybody have experience with that country and where is a good place to purchase, preferably out of city?

Other cities have better COC returns than Denver like Kansas City. 

Now that people are starting to socialize again and this city is opening back up soon, I would imagine that many renters and visitors will be coming back to SF in the next year or two.
