Is it really worth spending an hour of your time to sell that piece of equipment with a resale value of 75$ or furniture that takes up 8 square feet and sits around on craigslist for 3 months before it sells?

The only risk we really have is the $75,000 in furniture we own.

I wouldn’t say they trashed the place, they just didn’t take their broken furniture with them.I would make sure you understand the laws before doing this yourself (although a PM).

The same unit the rooms yield me $1,600, but I had to buy furniture and I have to pay utilities (about $200 per month average).

For example, in a single family home, he would offer $200,000 with furniture instead of just the $200,000 on the MLS. 

But the property will need a 10.000$ investment in second hand furniture paint job to be ready for sell or rent. let`s say i`m flipping for 60-70.000$ how much am i gettting for ROI Wise about 20%.And can i make that sale in 2 months because other properties are selling for the same price and my property has a new paint job?

I have a security deposit for 1 months rent, but they did not leave the home in great condition (minor damage to drywall, did not re-paint rooms they painted upon moving in, furniture left behind).I'm looking for recommendations on how to handle this situation.

The city where my college is was at one point in time the furniture capital of the world, but sadly the year before my freshman year one of the worst economic downturns this country has seen since the Great Depression struck, and places where I was calling home were the hardest hit.

I still have about 3K worth of "coming payments" from cars and furniture from 25 years ago....

@Jay Hinrichs I believe in Ohio tax liens must be bought in bulk, I do not believe they sell them as one-offs.
