Just brushing off the minor symptoms as minor allergies or irritations, when in fact they are caused by growth in the home the whole time.

A sponge or a brush won't rub the Bar Keeper's powder in and on like an old washcloth will. 

I'd tape off the trim and brush the perimeter with a large brush and then roll the rest.  

Persistence is the key to success, if you fall down, get up brush yourself off and learn not to do it that way again.

My guess is a lot of first time RE agents start out trying to be 'investor friendly' but give up after the 100th out of state investor asks them to send their 100th 70%-of-asking LOI and after 6 months of running all over and calls, and emails, and being laughed at by selling agents, they stop.Not trying to paint all investors with a broad brush (hell, I'm an investor), but most agents don't want to bother.   

Don't forget to provide toilet bowl brush and plunger in each bathroom.These are all expenses you can write-off come tax time.
