Some states are making it more difficult, but I would not hold your breathe on true education becoming a real part of the licensing process.  

Maybe approach her, in person, when things slow down a little for her and she has a chance to breathe. :)

As for access to wholesalers, I don't say this to bash wholesalers because I know there are good ones out there, but I wouldn't hold my breath or base an investing decision on my ability to get access to their "deals."

If the numbers work doing nothing or very little, then you can fill it (month-to-month or 6-mo leases), catch your breath, and develop a plan to force appreciation if it will support it.
