Not sure about the bath tub yet. 

I stayed pretty hands-off until they moved out and then I found myself sitting in a bathtub for 4 hours with multiple cleaners and a buffer!  

Has anyone ever used a porcelain spray to refinish tiles and a bath tub?

Maybe you missed the post earlier today,, the tenant put a nail in the wall,, and broke a tile in the bathtub surround.. nail was pounded right thru the wall... so owner has to fix the ceramic tile now in the bathroom.. just saying stuff happensI'd to the install yourself.

I feel like a 48 year old Pro Wrestler that has been beaten to a pulp when I wake up in the mornings, from too many years or jack hammering slab homes to repair water leaks, hauling water heaters, toilets, and bathtubs up stairs, and digging ditches.

Had to replace carpet, bathtubs, kitchen sink, new appliances , add ceiling fans.

As always paint, landscaping and general cleaning of house and property. dont forget about those nasty bathtubs needing refinishing.

The bathtub and toilet in the master bathroom has always been usable as well.

Markets are like bathtubs, when the water rises for whatever reason, be it interest rates, inflations, lack of demand, bubbles collapsing, or whatever one can conjure up, the bathtub will get deeper, and those below the water line drown.Now you can spend your time thinking there is some other paradigm, but all of them are the same paradigm, the depth of water in the tub, which is the cost of operations to stay afloat in a business.If rates go up, lets say they hit 6% or 12%, you will see two things happening. 1st those who can not afford to stay in the game will attempt to exit.

I even give my tenants a list of what's needed  to be done, trash out, oven cleaned, bath tub and toilets cleaned, light bulbs working.
