Taylor Jennings How can I buy this 19% CAP 7-Unit MFR without cash or living there?
21 August 2013 | 24 replies
If you can source the capital to return all units to rent-ready and the owner is willing to carry 100% financing interest only on a 5+-year balloon ... you might get these turned around and performing by the anniversary and be able to finance more conventionally.Pending the total number of "potential" units, 198K might be reasonable {if the adjacent buildings are also of similar size (5-8 units) }, but looking at the numbers and condition (based on pictures) on the 7-unit alone, I'd be aiming a fair bit lower than that.

If you're lucky the tenant will call you first the next time there is a problem and the tenant is not a "pro" who pulls this stunt every month;d) on the one year anniversary of the lease you get a written notice from the Housing office notifying you that there are too many people who need housing vouchers and the only way the City can accommodate all the needy renters is to drop what they are willing to pay you by 5%-7% the coming year.

Mortgage insurance is calculated annually, using the outstanding balance and LTV ratio. So, while your payment will be the same for the entire 12 month period, it will change for the next 12 month period based on the reduced principal that is outstanding.Keep in mind, the annual calculation is completed upon the 12th month of the anniversary of the loan origination, not a calendar year. Here is an example from my own portfolio for an FHA loan that my husband and I obtained while doing a house hack in 2012, that has since been converted to a rental property....Original loan amount $247,926Year 1 PMI - $251.68Year 2 PMI - $246.94Year 3 PMI - $242.01Year 4 PMI - $236.90Year 5 PMI - $231.58Year 6 PMI - $226.07We are currently in year 7.
