And one reason the neighbors that Poor allegedly sold the property to do not show up as the new owners is that since they are making payments, Poor may have seller financed the sale using a contract for deed (land contract) which means he keeps the deed in his name until the contract is fulfilled (all the payments are made) at which time he will record a new deed in the neighbors name.

Because that can lead to allegations of favoritism, and biased or colluded results.If I were walking in your shoes, I would mention the prior report (but not  the company or person), question the comps that were cited, and the FMV being reported.You'll get a fresh look at the property and hopefully a better result.

After all, the whole idea around PM is so you can be hands off... if I had to drive 2.5 hours to go personally sign every lease that my PM generated, it would completely offset the (alleged) "benefits" of a PM.

Be patient,it's only 7 days and you don't want them trying to respond to the court using their alleged fake lease.Even if it is totally fake and they are true squatters,they could cause severe delays filing motion after motion and instituting waiting periods for hearings on each motion.You can be accused of being a racist landlord,providing unsafe living situations,cutting off utilities and other forms of harassment,etc.Proof is not required,just the accusations get you 45 days or more delayed waiting for a courtroom date to open up.So,be patient and cross your fingers they don't respond so you can get that order for the sheriff to remove them ASAP.
