@Loren Souers I'd have to run the specific scenarios with the rates and fees, but if you're OK with paying the higher closing costs, the Mortgage 1 deal looks good, particularly if you focus on CoC returns.

You could give them a thousand bad reviews, if they are the only person in town offering a specific type of product, people will still do business with them.

They are really the only ones that can give you an accurate answer to your specific situation.
