100% on point @Tony Gunter@Anish Patel this is a very incomplete SOW and will leave you disappointed...I see this happen all the time...you'll get 60% through and have no way to finish the project...if you have never done a renovation of this size/scope it's not a good starting point...The only way to do something like this is have someone very experienced with a project like this build your scope (an awesome agent, GC, or an architect)...an architect will design the project, estimate the costs, pull permits, advertise the work, manage the contractor bids, and administer construction...we usually pay around 10-11% of total project costs in design fees....honestly, it's the best money you will spend.

You either Buy it from the owner or go to Tax Sale administered by your local government, which has many rules, waiting periods, possible further legal actions required, etc, etc.....all of which are locally dependent.

If you keep the prices for room-rent fairly low it will become an attractive place to rent, so you will not have to do anything except pay bills and maintenance (which tenants will also administer).
