Once you learn your market and have some buyers lined up, then you'll be ready to start scouting for properties and get your marketing machine started. 

I also found the Homestyle® loan which is very similar. from what I understand, the homestyle® loan gives a bit more flexibility of the renovation, requires slightly higher down payment (at 5% down, this still makes for a much more affordable first buy), and allows you to end your PMI after 22% equity, which seems very attractive to me. 

Sounds like you have an appreciation machine of a property.

Laundry machines fail and they are expensive .

I think it's the tenants (dishwasher, washing machine, etc.)

The next guest even complained about the smoke smell so I called the guy out for a second time with this machine to get rid of the smell.
