@Jorge Vazquez we stopped doing signs over 10 years ago.We had a separate phone number on our signs, so were able to track traffic & applications from them.We were getting more & BETTER leads from our online ads then the signs - so an easy choice to stop using them (also time & money savings).

The couple who lived right next door to our development have an old home that they rent out- it's about 1000sf on half an acre. 

I imagine the only way it would be possible is to do the bulk purchase in cash, sell off a couple and then put debt on them?

My cost they said i could do $2,000 up front and then next couple months more payments with cold calling they offer and fee would be $9,800 plus the cold callers Virtual assisant that would be working with me.

When revenue is low in the first couple of year, so is the interest payment.  

A couple of assumptions I see here stand out to me.

I have so many questions though.1) Can anyone tell me more about series LLC and whether it's necessary to hold each property in a separate LLC2) What are your thoughts on a trust, rather than an LLC - advantages, disadvantages etc?

None of these communities will be changing to residential neighborhoods, although a couple do have residential 'sides' that full time residents live in and can not be rented short term.Two of the big communities that you will have some issues with self managing are Reunion and Margaritaville.

The BRRRR strategy was great a couple of years ago, but it's much harder to do now because of the high interest rates.
