I am a full time registered nurse but I work 3/nights a week only.

More specifically, where are you getting the renters from (craigslist, airbnb, vrbo, etc...) and what type of renter are you getting from these marketing sources (corporate, professors/students, traveling nurses etc...).

Our current tenant is a nurse who is also a single parent.

Police, doctors, nurses, teachers have their own special loan forgiveness after 5 years, social workers, public defenders.... basically anyone that is doing something good for their community.

HABU: fill with residents and have caretaker/nurse live in the manufactured home. 

The guy on the lease is a medical student and the other roommate is a nursing student and they are both great people.

Next, I’m currently not working but I have some money saved up, and my fiancé (we live together) has a new nursing job.

The goals that I hope to achieve through real estate investing are: 1) to provide a cash flow stream for my mother as she gets older and requires assisted living or nursing home facilities, 2) provide a cash flow stream for my younger brother (who has Down's Syndrome) as he gets older and requires assisted living facilities and increased medical attention, and 3) provide a means of early retirement for me and my older brother.While listening to BP podcast #276 (my favorite) the other morning, I had that lightbulb moment of how to get started in real estate investing. 

some of the messiest tenants we have had have been nurses so who knows.
