Also have a look at the series LLC that could lower your cost.Regarding book keeping, once you learned how to do it with one LLC it is the same for the others.

I have my bookkeeping set up where Vacancy and Loss to Lease show up on my monthly P&L. 

As far as showing your home as a business debt rather than a personal debt, that one may be a matter of bookkeeping.

Yes, I have separate expenses - Office Supplies, Meals, Gas/Fuel, etc.Generally, you'll want to take a look at the appropriate tax schedule - Schedule E for rentals, Schedule C for small business - and use those same expense categories for your bookkeeping.

We've done a lot of work on our rentals, hired contractors and vendors for help, advertised for tenants, screened them, signed rental paperwork, and handled A/R and bookkeeping.

If you use a local payroll company, they might be able to refer you to trusted bookkeepers used by their other clients. 

@Rosie Geller I know @Tyler Hodgson owns his own mortgage company but also a CPA bookkeeping company as well.
