If you are taking wholesale classes they should be covering this with you.For me my max purchase price = 75% of ARV - Rehab ExpenseExample: If the property is worth $150k after repairs of $30k, the max I can pay is $82,500.$150,000 * .75 = $112,500 $112,500 - $30,000 = $82,500MAX OFFER $82,500FYI, I am in Dallas / Fort Worth and don't like to loose money.

I look at them as I would an atheist priest, a broke financial advisor or a doctor who smokes... none of them are logical, just as the non-investor agent is not (IMHO).I also wouldn't want an agent helping me to buy a house to live in if I learn they live in an apartment.
