Is anyone flipping in a market where this is "average"? 

so - add that all up and that's a big outlay up front. 

I currently am working on a project and have a ppm my lawyer is finalizing a few things on and have a few ideas on how to raise but wanted to reach out to hear from other investors that do have more experience in this area. 

Buy a property (1-4 units).

Pantry is a must in most plans as is a soaking tub in primary . 

I would like to hear your opinion on purchasing a property in another country, like Paraguay.  

What avenues do you guys typically find your investors? 
(By hosting open houses? Doing cold calls? Joining meetings? How do I find the investors to line up with my deals?)

I'm also thinking of turning a room downstairs into a bedroom with a simple wall.The TH is actually across from UCSD, not SDSU.  

I don't take a credit score as a reliable metric in my market.

I wouldn't call it a bidding war.
