I am also not a fan at all of HOA's, the fee eats the profit and can fluctuate.  

I’ve flipped in the dc area for years, right now there is just money & in the vast majority of cases there is high likelihood of losing money, right now the best investments in the area imo are buy & hold, I’ve even gone full circle and while I really liked value add for most of the last decade I think in a lot of ways new construction especially in more affordable markets (I’m personally a big fan of the eastern shore market) is a much better way to make money long term than flipping and brrring while I know they are sexy & certainly you getting a huge paycheck is great, there just isn’t any money in it right now, especially in nova.

i am not a fan of quickbooks.I have taken the Door Loop demo and find it to be a younger sibling of Appfolio which I well-versed in using.

They did so by sending money orders because I haven't figured out the best way to accept electronic payments to my LLC business account since services like Zelle are for personal accounts only and I'm not really a fan of Venmo or Cash apps.  

Make your own signs if you are determined to do this.I'm not a fan of open houses for a lot of reasons, so understand their reluctance to do it, but lots of agents want to do it, so normally in our office the experienced agents don't do them, but there are lots of new agents who have been told this is a good way to build their business.   

I put in some new flooring and paint, minor electrical, and a couple of ceiling fans (approx 20k in repairs, appliances, travel, and holding)I put in a new refrigerator, washer and dryer, and leased it myself to a family a few months later (6 months lease) through an insurance company because of their home being a total loss.
