.- Clean off roof- Power wash house- Remove screens on front porch- Repair front steppers (remove broken, re-lay and level remaining, power wash.- Install flower beds to left and right of steppers.- Repair wood rot as necessary, specifically seen in the soffit.- Repair / replace soffit screening as necessary.- Seed lawn as necessary, especially after tree removal.- Repair as necessary the water tank shelter on left side of house.- Remove awning from back left corner of house.- Remove rear fence.- Repair rear porch as necessary.- Paint front porch floor gray.INTERIOR:General:- Paint throughout, space gray, with high semi-gloss white trim.- Replace electrical outlets, switches, plates with new white.- Tile throughout (bathroom will get different tile.- Install new windows throughout (18), install new trim and replace rotted or damaged framing as necessary.- Install new white vent covers throughout.- Install (brushed nickel?)

Interestingly, they've recently negotiated a re-purchase price with us IF we bring new funding to the table.The rehab is required for several reasons: (a) correct the damage the bank has allowed to happen to the property improvements these past few years (known problems include completely destroyed pool makeover; wild animals living inside the residence; flooring missing in sections of the rec center building; destruction of the decorative main entry gate mechanism; lots of dead landscaping; as well as latent defects not known to us such as working plumbing, HVAC & water services) AND (b) expansion & upgrading of the accommodations (converting the private residence to a 2-story lodge with the restaurant/bar, reception/check-in, movie room, public restrooms, gym/sauna/steam room/massage therapy room; enlarged pool & deck area with climate-controlled cover for year round use; conversion of former restaurant/bar building to a general store selling venue collectibles & wearables, selected pre-packaged foods, sundries, RV & camping items, bagged ice & a propane refill station; construction of a free-standing event center; free-standing cabins; enlarged & upgraded RV park with its own small restroom/coin-op laundry building; outdoor activity areas; new landscaping & fencing; new parking area & entry drives (personal car & RVs).We know our target audience having created and operated the former version of this resort for almost years creating an initial membership base numbering about 1,100.

They haven't missed any payments last three months and requested to add additional roomates so that they can be on top of their paymentsI personally think 7 roomates in a 3bed 1ba is little too much for the apartment that also has a shared laundry with another apartment,not to forget the wear and tear with so many people.Should I continue with them if they are keeping the place generally in condition or ask them to find another place within next couple couple of months or so.Interested to hear thoughts from other experienced members here.Appreciate your inputs.Thanks

Updated the appliances, updated the windows, updated the electrical, replaced the HVAC, reframed the lower bedroom utility/laundry closet to open into the hallway instead of the bedroom.

They too answered my laundry list of questions to great satisfaction and I got a great vibe from them and left feeling like they had a strong sense of the Indianapolis market, having been long time investors there as well.I have not hired either as of yet, as I am still in the research phase; so far either company seems like a great bet to meet your needs depending on what you’re looking for.
