While there are some good people looking for work on the site, if you lowball you will likely get an overseas response, or quotes from people desperate for work that probably won't give you the quaility you are looking for.

The house is paid off, however it is in desperate need of some repairs and maintenance.

The gurus preach that you're not truly motivated until you have no income and have to make money, but I would argue that marginal income can also result in bad (read desperate) decisions.It doesn't sound like you are anywhere near that kind of bad decision making, but stuff happens.

Way more than 50%.Hard: Find a seller who's really desperate and willing to sell with some sort of 100% owner financed.

Owner is very desperate he had no job and lived on properties money last 4 years but forgot to pay taxes now he get one's comeuppance.Ohio law shows 18% for the tax lien holder and foreclosure until 6 years after lien release, first tax lien was 2009, then 2010 and 2011 so three tax liens actual with same holder.
