As @Sean Elliott suggested, call property managers, if they say they can rent, you knock off another 10% risk3.

Speaking on South Arlington there is good physically distressed target on Sublett Rd between Park Springs and Kelly Elliott on the right side of the street if you are heading up Sublett toward 287.
