North Lakeland for multifamily investing

Is anyone here familiar with the Northern part of Lakeland (north of I 4) and if its a good area for investment? I ma hearing that the entire I 4 corridor is up and coming but since real estate can be so local I want to see if there are any war zones in Lakeland that I should avoid.

@guarav bahal  North Lakeland has recently heated up as far as single family properties.  Multi-family properties are hard to find.  We don't have a lot of multi like you see in CA.  When you do see one up for sale they don't last long.  

Lakeland like any city has its not so good neighborhoods.  Stay away from Memorial Blvd, especially western memorial, not a war zone, but not a great area.. North of I-4, the Galloway area (35A) is up and coming, anything east of there, off hwy 98 or Socrum Loop Road you will be good to good.
