The IRS defines a “quality” cost segregation study as “a study that is both accurate and well documented with regard to” 1) the classification of property into classes, 2) Explanation of rationale for the classification of the property and 3) substantiation of the cost basis of each asset and reconciliation of the total allocated costs to total actual costs.

Lender A is $500 cheaper in lender fees because they dont pay for some program or staff who, among other things, doublechecks info inputs and documents for accuracy.

But then because they have established such credibility, they can easily buy now with great rate and terms from lenders because they have the track history.

I recommend reading into the history of Helocs during the GFC.

Verifying last 2 years of rental history very important!

However it is largely based off of relationships and working history.

For example we invest in mortgage notes so we have an AI agent that only scans the documents we have and lists and if we asked a question like "who are our top rates attorneys in texas", it will give me the results vs. having to search files.

Document, document that you’ve tried to fix the problem if you can’t get the technician in tomorrow.
