Unless the seller was intentionally hiding a material defect that he was aware of at the time I don't think you'll have much recourse as you likely had an opportunity to perform due diligence inspections prior to the sale.

I would rescue a deal the day before the sale.. file my deed transfer title day before the sale.. then have my courier either have the cashiers check devilered that night or in the morning before the sale at 11am.. we were on first name basis with most of the trustee's its a little different out here no sherrifs involved most of the time.but some pretty down daubers when I was at the sale the next day and this group was looking to buy the house I just bought the day before LOL.. but hey like I said its a big boys game..

I deposit most of it and report all of it, as write offs help more than hiding cash would and I need to show at least a decent income for loan qualifications down the road.
