If they can't.. reach out and I"ll try and walk the agent through it.A quick call to each buyers agent to say.. did your clients see xxx or would your clients consider a condo with these amenities.These are things many listing agents don't do in markets where listings sell quickly, because they don't have to. 

This gives pricing and basic rules such as no smoking, no cats, credit score xxx, blah blah, Once the person gets this, they basically screen themselves.

That's where a seller says "sell it for $XXX,XXX and you keep anything above that." 

LEASE TERM: The term of this Agreement begins on xxx 1, 2019 and ends on xxx  30, 2020.

And always remember, just because they say you can afford an $xxx house, doesn’t mean you need to buy one at the top end.

Presumably you have the security deposit.Post a note on the door saying you are coming by at XXX time on XXX day as you want to check on the place. 

A letter like you have sound more like a pre-qualification, which doesn't mean a whole lot except the lender thinks based on the information you gave him, and without pulling your credit, that you can afford $xxx.

I asked for clarification from my broker and this is the response I got - As an agent with XXX, every transaction in which you are involved must be processed through XXX because we are responsibility for supervising all your real estate activities.So, regardless of the contract used, etc., XXX must have a sale file for this transaction and the same transaction fees will be due XXX.

If you don’t want to sell counter with “seller to net $xxx” make it  as high as you want it to be that you would have to sell.
